Below is the initial issue of "Development Guidelines for Raccoon Creek Community." These guidelines may be amended and updated by vote of the members from time to time.
As shown on the attached drawing, a maximum of 20 residences will be clustered along the north end of the property, with the reconstructed barn/ community building near the center of the residences.
The barn will serve as a community center and will contain a community kitchen, a multipurpose room (that can be used for dining or dancing), apartments and other amenities as determined by the community.
The apartments will be used as temporary housing for residents while constructing their residences, and may be used for other purposes as determined by the community.
Using standards established from time to time by the community, residences and the community center will utilize appropriate affordable environmental designs, materials, and construction methods, including passive solar design and principles based on the book A Pattern Language.
Residences will utilize natural building materials when possible. Once construction has begun on a residence, the building exterior must be completed within 18 months.
Utilities:
The community is governed by the LLC Operating Agreement and other decisions made by the community and published in the minutes of the adopting body.
